Moving from California to Kingman, Arizona

Short answer

Moving from California to Kingman means trading coastal prices for more space, a flat 2.5% Arizona income tax and four seasons at about 3,300 feet. The biggest adjustments are property-related: wells and septic outside city limits, manufactured homes on owned land, county roads, and big climate differences between Kingman and the river towns. You can buy remotely with video tours and remote closings, but verify every wire instruction by phone.

1. Pick your climate first

Mohave County is not one climate. Elevation changes everything:

  • Kingman and Golden Valley (roughly 2,500 to 3,500 feet): four seasons, hot summers that are milder than the river, cool winters with occasional freezes.
  • Bullhead City, Fort Mohave and Mohave Valley (low desert): very hot summers that regularly top 110°F, and mild winters.
  • Hualapai Mountain area: higher, cooler, with pines and occasional snow.

If you can, visit in July and in January before you decide.

2. Taxes and costs

  • Income tax: Arizona has a flat 2.5% individual income tax and does not tax Social Security benefits.
  • Property tax: billed by the Mohave County Treasurer in two halves, paid in arrears. Look up the actual bill for any home you are considering rather than relying on averages.
  • New costs to budget: summer cooling, well pump and septic maintenance on rural property, and possibly hauled water or propane.

This is general information, not tax advice. Talk with a CPA, especially about your move year.

3. Property types are different here

  • Manufactured homes on owned land are common, especially in Golden Valley. Financing depends on whether the home is affixed and converted to real property.
  • Block construction is common, and many homes are single-story with desert landscaping.
  • Acreage and horse property are within reach at prices that would be unusual in California.
  • New construction is active in Kingman, Bullhead City and Fort Mohave. See my new construction guide.

4. Utilities and services

  • Water: city water inside city service areas; private, shared or hauled water in many rural areas. See my well, septic and land guide.
  • Electric: the provider depends on the address (for example, UniSource Energy Services or Mohave Electric Cooperative). Check which serves the home.
  • Internet: varies a lot by address. Check availability before you commit if you work remotely.
  • Roads: outside cities, some roads are not county-maintained.

5. Buying from out of state

  1. Have a 20-minute call with me about budget, timing and must-haves.
  2. Get pre-approved with a lender licensed in Arizona.
  3. I send neighborhood breakdowns and do live video tours, including the parts listing photos skip.
  4. We write the offer and schedule inspections; I attend and send you notes and video.
  5. Many closings can be signed remotely, depending on your lender and title company.

6. Protect yourself from wire fraud

Real estate wire fraud is a real risk for remote buyers. Never wire money based on emailed instructions alone. Call the title company at a phone number you looked up independently and confirm the instructions before sending funds.

Frequently asked questions

Is Kingman, AZ cheaper than California?

For most people coming from coastal or Southern California, yes: home prices, property taxes and state income tax are generally lower. Compare specific homes and a specific property tax bill rather than averages, and budget for things that are different here, like cooling costs, well maintenance or septic.

What is the state income tax in Arizona?

Arizona has a flat individual income tax rate of 2.5%. Arizona also does not tax Social Security benefits. Talk with a CPA about your situation, especially in the year you move.

Should I live in Kingman or Bullhead City?

It mostly comes down to climate and lifestyle. Kingman sits around 3,300 feet with four seasons and is the county seat. Bullhead City is low desert on the Colorado River with much hotter summers, milder winters and a river lifestyle. Many people visit both in summer before deciding.

Can I buy a home in Arizona without being there?

Yes. I do live video tours, send detailed notes on the neighborhood and the property, and coordinate inspections. Many closings can be signed remotely, depending on your lender and title company. Most buyers still visit at least once before or during escrow.

Should I sell my California home before buying in Arizona?

It depends on your finances and risk tolerance. Selling first gives you certainty and a stronger offer; buying first avoids a double move. Options include a contingent offer, a longer escrow, or a rent-back after selling. I coordinate with your California agent on timing.
