Selling in Mohave County

Sell for what it's actually worth.

Many Mohave County buyers are moving from out of state, mostly California. I know how they shop because I was one of them. I market your home to them and price it on real local data.

How I sell

Price from a CMA built on recent local sales, adjusted for lot, water, septic, solar and construction type. Prep with a written punch list and a net sheet. Market to out-of-state buyers with professional photos and MLS syndication. Negotiate inspection and appraisal issues with a builder's eye.

Three steps to listed

A clear plan from day one.

Want the full walkthrough, including Arizona paperwork? Read the Mohave County seller guide.

  1. Get your number.

Tell me about the home. I'll send a CMA built on recent sales, adjusted for lot, water, solar and construction type.

  2. Walk it together.

A walkthrough with a punch list of what's worth fixing and what isn't, plus a net sheet so you see your estimated proceeds before you list.

  3. List and negotiate.

Professional photos, MLS syndication and targeted exposure to out-of-state buyers. I review inspection and appraisal issues with a builder's eye.

Selling FAQ

Questions sellers ask me.

Should I fix things before listing?

It depends. We go through the home room by room. Safety items and anything an appraiser or inspector will flag are usually worth fixing; large cosmetic remodels rarely pay back. You get a written list of what is worth doing and what is not.

Can I sell while building or buying my next home?

Yes. I coordinate the timing on both sides, using a longer escrow, a rent-back, or a contingent purchase when it makes sense.

How do you price a home in Mohave County?

With a comparative market analysis built on recent nearby sales, adjusted for lot size, water source (city, well, shared or hauled), sewer vs septic, solar, construction type and condition. I show you the comparables I used.

How do you market a home to out-of-state buyers?

Professional photos that show the lot and views, MLS syndication to the major portals, clear notes on water, sewer, solar and HOA so remote buyers are not left guessing, and targeted exposure to out-of-area buyers.

What does it cost to list with you?

Commission is negotiable and is not set by law. We will talk through it openly at the listing consultation, along with a net sheet showing your estimated proceeds.
